Miami-Dade's Home Sales Reach Record Highs for Ninth Month in a Row

Miami-Dade Home Sales Surge for Ninth Straight Month

Miami-Dade County has witnessed a remarkable increase in home sales, recording a 7.9% jump year-over-year for the ninth consecutive month. This impressive performance can be attributed to South Florida's cash-rich and high-demand market dynamics, as reported by the MIAMI Association of REALTORS® along with RWorld.

Year-Over-Year Increases

In May 2026, total home sales rose from 1,913 to 2,064, marking a significant continuation of the upward trend in the housing market. Single-family home transactions alone surged by 10.5%, while condominium sales increased by 5.4%. Notably, properties priced at $1 million and above saw an impressive 14.7% increase compared to the previous year, reflecting the market's appeal among affluent buyers. Meanwhile, more budget-friendly condo sales in the range of $200,000 to $300,000 surged by 23% year-over-year, showcasing a robust demand across various price points.

According to Alfredo Pujol, Chairman of the Board for MIAMI REALTORS® + RWorld, the resilience and long-term growth of the Miami real estate market continue to set it apart nationally. He emphasized that homeowners in the region are enjoying equity gains nearly double the national average.

South Florida's Top Rankings

Miami's real estate market boasts impressive statistics making it a national leader in various categories:
  • - Ultra-Luxury Market: South Florida reports one sale of a $10 million home daily. 2025 saw a record number of $20 million-plus condominium sales.
  • - Cash Buyer Market: Miami leads the nation with 82% of its $1 million-plus condominium sales completed in cash.
  • - Multifamily Construction Leader: As of late 2025, Southeast Florida held the record for the highest multifamily construction activity in the United States, with an added 36,290 units.
  • - Home Equity Gains: Home equity in Miami-Dade County has been shown to be nearly twice that of the national figure, with median equity for single-family homeowners over 15 years nearing $560,790.

Single-Family Home Sales Increase

In May 2026, Miami single-family home sales rose by 10.5%, with sales climbing from 943 to 1,042 compared to the previous year. Amid increases in sales, existing condo sales recorded a more modest 5.4% increase to 1,022. Despite the positive trends, some challenges persist, such as the limited availability of Federal Housing Administration loans for numerous existing condominium buildings due to stringent criteria.

The limited access to conventional financing options has hindered further market growth, as only 21 out of 2,397 condominium buildings in the tri-county area are FHA approved. However, forthcoming changes in lending guidelines from Fannie Mae and Freddie Mac may soon ease some of these restrictions, potentially enhancing access to mortgage finance for prospective buyers.

Price Trends and Market Dynamics

Miami's condominium prices have appreciated by an astounding 265% since 2011, although there was a slight year-over-year decrease of 2.35% in May 2026. The median price for condos stood at $415,000 as of May 2026. Conversely, the median sale price for single-family homes increased to $680,000, marking a rise of 0.74% compared to the same period in the previous year.

Amidst these price shifts, MIAMI REALTORS® continues to push for improved housing strategies to sustain affordability. This includes advocacy for new legislation like the Florida Live Local Act, which incentivizes builders to allocate a portion of new housing stock for affordable units—crucial for bolstering Miami's housing supply amidst rising demand.

Economic Impact of Local Sales

The local economic impact from Miami-Dade's housing market has reached an estimated $266 million from May 2026 home sales alone, highlighting the substantial ripple effects on the economy. Each home sale contributes significantly to various real estate sectors, including commissions, renovations, and related spending.

Despite mortgage rates climbing to 6.44%, the Miami housing market remains robust, with all-cash buyers maintaining a strong presence amidst rising prices. In May 2026, cash purchases accounted for 38.7% of total sales, illustrating Miami's attractiveness as a prime market for both domestic and international investors.

Overall, the sustained growth in home sales and the dynamic trends within Miami-Dade’s real estate market continue to elevate South Florida's status as one of the most appealing housing markets in the United States.
