In a strategic move, Katakura Coop Agri has exchanged their historically significant land to acquire new property in Shibuya, a locality currently undergoing major redevelopment. Mitsubishi Estate is tasked with providing pre-completion property management and a master lease agreement, ensuring sustainable operation and long-term income stability for Katakura Coop Agri.

Ensuring a Stable Revenue Stream


The primary motivation driving this project is the establishment of a stable revenue foundation through real estate rental. With a prime location just two minutes from Shibuya Station, managing the operational costs under a tight-knit team is essential for Katakura Coop Agri. Engaging Mitsubishi Estate allows the company to mitigate long-term vacancy risks while maximizing asset value.

To address these challenges, Mitsubishi Estate proposed a unique "master lease agreement" with guaranteed rental income for over ten years. This hybrid solution ensures stability against market fluctuations while also providing profit-sharing opportunities if rental prices increase, catering to both security and profitability needs.

Maximizing Asset Value Through Strategic Planning


In an effort to enhance real estate worth, Mitsubishi Estate introduced pre-completion support services, informed by meticulous market analysis of retail and office rental data specific to Shibuya. Based on their findings, the initial design was adjusted to extend the rental space upwards to three floors. This revision created competitive advantages for attracting tenants and resulted in premium rental agreements despite the additional construction costs incurred from internal connections.

The combination of expertise and insights from qualified teams enabled effective planning and management throughout the construction phases, from design meetings to comprehensive building control strategies. This tenant-centric approach aids in designing offices that meet modern demands, aligning perfectly with the desired specifications of future occupants.

Furthermore, Koichi Takano, General Manager of General Affairs and Real Estate at Katakura Coop Agri, shared, “Initially, our plan was to designate the first two floors for retail and the remaining floors for offices. However, obstacles arose from city regulations regarding parking facilities that prevented us from fulfilling this plan. Mitsubishi Estate's recommendation to extend the retail area to the third floor proved invaluable, enhancing tenant attraction despite initial concerns over the additional costs. Their capability and execution impressed us.”

As the building edges closer to its completion date in August 2025, Mitsubishi Estate remains focused on adapting to evolving office demands and providing tailored services that resonate with client objectives.
