The EIFS Industry Members Association (EIMA) proudly announced the winners of the 2025 EIFS Excellence Awards, showcasing remarkable projects that illustrate the transformative role of Exterior Insulation and Finish Systems (EIFS) in modern architecture. Project of the Year: Villas on 24th


The standout project this year, recognized as the Project of the Year, is the stunning Villas on 24th in Austin, Texas. This remarkable student housing development spans an impressive 340,000 square feet and is strategically located near the University of Texas. Its façade is a masterpiece consisting of 490 prefabricated EIFS panels, each offering over 100 unique geometric variations.

The innovative use of depth, color, and texture in the façade creates a dynamic visual experience, dramatically altering the building’s appearance across its various elevations. This architectural choice not only adds to the vibrant urban fabric of Austin but also underscores the capabilities of prefabrication to enhance construction efficiency without compromising design precision.

Expanding Architectural Possibilities


The prize-winning projects this year encompassed various sectors including healthcare, hospitality, and multifamily residential builds. EIFS was ingeniously employed to:
  • - Develop articulated façades that play with depth and shadow, creating engaging visual effects.
  • - Construct complex forms that expand and redefine traditional design boundaries.
  • - Implement continuous insulation systems that meet energy efficiency standards, addressing the growing demand for sustainable building practices.
  • - Create durable assemblies tailored to withstand diverse climatic conditions, proving EIFS's adaptability across different environments.

According to the jury, the adaptability of EIFS allows architects to seamlessly blend aesthetic aspirations with performance requirements, essential as contemporary building codes and client expectations continue to evolve.

The awards ceremony was held on March 26 during the 2026 EIMA Annual Meeting in Washington, D.C., where the following projects also received accolades:
1. Wellstar Kennestone Hospital (Tower Addition) – Marietta, GA
2. The University of Alabama Bryce Main – Tuscaloosa, AL
3. The Ashley Gibson Barnett Museum of Art Expansion – Lakeland, FL
4. Universal Helios Grand Hotel – Orlando, FL
5. The Emerson – Englewood, CO
6. Scout Living at Ponce City Market – Atlanta, GA

In addition, several Awards of Merit were presented to honor exemplary projects that further illustrate the innovation within the EIFS sector, including the Lévis Cultural Center in Québec and the Sherman Creek North Cove in New York City.
