Zonda Announces Inaugural Rankings for 2025's Top Master-Planned Communities
Zonda, a prominent provider of housing market intelligence, has made a significant announcement with the release of its first-ever annual projected rankings for the top 25 master-planned communities (MPCs) across the United States. This forward-looking analysis is not only a predictive tool for 2025 performance but also establishes a new industry benchmark for MPC sales activity.
A Data-Driven Approach to Rankings
The rankings are developed using Zonda's exclusive database on MPC sales, insights from quarterly surveys of developers, and comprehensive year-end communication with leading developers. Sales data has been collected up until November, with estimated projections for December based on historical sales trends and input from developers. It’s important to note that these sales figures are projections; the finalized rankings, along with total sales figures, will be announced in early 2026, with potential variations owing to year-end sales initiatives nationwide.
Recognition for Top Performers
Commending the communities that have made the cut, Zonda emphasizes that the established leaderboard is expected to stay relatively stable compared to the previous year. Leading the charge is again
The Villages in Orlando, Florida, projected to achieve around 3,400 sales. Following closely are
Lakewood Ranch in Sarasota, with about 2,080 projected sales, and
Cadence in Las Vegas, estimated at 1,270 sales. Notably, the competition for the fourth place is fierce, with
Sunterra in Houston and
Babcock Ranch in Punta Gorda, Florida, expected to be tightly matched.
Rising Stars and New contenders
Several communities are anticipated to make notable moves up the rankings.
Superstition Vistas in Phoenix shows the greatest change, leaping from 21st to an impressive 11th position. Similarly,
Babcock Ranch is set to rise from 12th to a tie for fourth. Newcomers entering the top 25 include
Asante by Lennar,
Two Rivers from Eisenhower Property Group,
Painted Tree from Oxland Group, and
Westview by Condev Companies, among others. These entries indicate continued growth in dynamic markets such as Phoenix, Tampa, and Dallas. Additionally,
Great Park Neighborhoods by FivePoint Communities is making a comeback to the rankings, following the recent introduction of new home collections over the last couple of years.
Regional Trends and Highlights
Florida's dominance in the master-planned community sector is notable, as it claims ten spots in the projected top 25 for 2025 sales. Texas and Nevada also perform strongly. Particularly, the Houston metro area stands out, with four ranked communities affirming its status as a hub for MPC development in the nation.

The final rankings will be disclosed in Zonda's 4Q25 Master Plan Outlook report, which will be available in early 2026.
