The project, set to comprehensively renovate the Takanawa district, was officially recognized on May 8, 2026, paving the way for a new eighteen-story condominium in a prime urban area.

Background of the Redevelopment Project



Originally completed in 1967, the Takanawa Building is situated just three minutes on foot from the Shirokane-Takanawa station on the Tokyo Metro Nanboku Line. This twelve-story mixed-use building comprises forty residential units alongside commercial spaces. However, due to aging infrastructure, frequent leakages, and concerning seismic safety assessments, redevelopment became a pressing need.

In 2015, a seismic evaluation indicated a very high risk of collapse, prompting residents to initiate talks for rejuvenation. After extensive discussions and site assessments, the management committee decided that replacing the old structure would be the most effective solution. By February 2024, the decision to redevelop was unanimously approved by the unit owners, and by October 2024, the project received the formal establishment of the condominium redevelopment association.

Rights Transformation Strategy: The redevelopment will amalgamate the existing land rights with adjacent areas, thus transitioning from a leasehold to condominium ownership structure while simplifying complex ownership issues. By purchasing the underlying land through the redevelopment association rather than individual owners, the financial burden on residents is mitigated, facilitating a more feasible transition.

2. Community Contributions: The new construction plan includes amenities aimed at enhancing local disaster resilience, such as public toilets and emergency supply storage, to be made accessible to the community during emergencies. The landscape design will also focus on environmental beautification and safety by introducing green spaces that connect with the neighboring public park, enhancing both aesthetics and pedestrian safety.
