L.Biz Matsuyama Ichibancho Earns ZEB Ready and BELS Certification

L.Biz Matsuyama Ichibancho Achieves Remarkable Certifications

MIRARTH Holdings and its group company, Takara Leben, based in Tokyo, are expanding their office building series called "L.Biz." The most recent addition, L.Biz Matsuyama Ichibancho, is set to be completed by December 2025 in Matsuyama, Ehime Prefecture. This new building has recently achieved significant milestone certifications. It has been awarded the prestigious "ZEB Ready" certification, recognizing its superior environmental performance. Furthermore, it also received the highest rating of "6 Stars" under the Building-Housing Energy-efficiency Labeling System (BELS), indicating exceptional energy conservation capabilities.

Understanding the L.Biz Series

The L.Biz series exemplifies Takara Leben’s commitment to creating spaces that consider the full spectrum of life for its residents, a philosophy encapsulated in its main brand name, "LEBEN," meaning life in German. Leveraging expertise from residential construction, the company is focused on creating dynamic business environments where leaders can congregate and innovate. Unlike large-scale buildings, the L.Biz structures target compact buildings that are tailored to sustain stable operations, primarily developed in central urban areas like near Tokyo Station.

These properties are designed to meet a varied range of needs, such as demand from medium-sized enterprises and single-tenant businesses, ensuring resilience against external economic fluctuations and changes in work styles.

The L.Biz Matsuyama Ichibancho will be the first property in the wider Chugoku-Shikoku area, created under the design and construction management of Toda Corporation, another prominent Tokyo-based firm. This 14-story structure will house commercial tenants on the first floor, while the second to fourteenth floors will be dedicated to office spaces. Leasing has been entrusted to Jones Lang LaSalle, which will manage tenant recruitment and management.

A Closer Look at BELS

BELS stands for the Building-Housing Energy-efficiency Labeling System, which evaluates and communicates the energy conservation performance of buildings. This system categorizes performance based on the building's primary energy consumption, providing a clear and reliable certification. Achieving the highest “6 Stars” rating signifies exceptional energy savings potential, and all evaluations are performed by certified BELS assessment bodies.

Certification Highlights

This new building aims to achieve the Net Zero Energy Building status by focusing on high insulation performance and energy-efficient technologies. The construction features enhanced insulation materials and Low-e double glazing, which reduces cooling load effectively. Additionally, indoor air conditioning units are equipped with advanced occupancy and temperature sensors, optimizing energy use. By integrating CO₂ sensors in heat recovery ventilation systems and employing LED lighting with motion sensors, the property expects to achieve a remarkable 59% reduction in energy consumption when excluding renewable energy input.

MIRARTH is committed to promoting stable supplies of renewable energy, identifying it as a key focus area. The company has set a goal of achieving five environmental performance certifications by 2025, and will continue to push for BELS certification and other eco-friendly recognitions across its new developments.

Our Purpose and Future Vision

MIRARTH Holdings emphasizes its purpose: "To contribute to a sustainable future for people and the planet through design innovation." As part of our dedication, our group aims to deliver environmentally considerate buildings and spaces, contributing to the realization of a decarbonized society.

Insights on ZEB

The acronym ZEB stands for Net Zero Energy Building, emphasizing the ambition to balance energy consumption within a building to zero. While complete zero energy consumption is virtually unattainable, energy efficiency measures and energy generation within the building can offset energy use, driving the net consumption towards zero — making such structures vital for future sustainable urban development.
