Sekisui Chemical's Housing Company, led by President Masahide Yoshida, is making headlines with the launch of two new residential projects in the Tokyo metropolitan area. The 'Heim Suite' series—specifically, 'Heim Suite Kawasaki Kojima Shinden' in Kawasaki, Kanagawa (266 units) and 'Heim Suite Shin-Sayama' in Sayama, Saitama (69 units)—promises to feature state-of-the-art technology focused on sustainability and resilience, aptly captured by the phrase 'Smart & Resilient.'

The developments are part of the 'SEKISUI Safe & Sound Project,' aimed at embodying ESG management ideals. By integrating advanced IoT technologies and disaster-resilient infrastructure, these new condominiums aspire to create comfortable, safe, and environmentally friendly living spaces that meet the ZEH-M Oriented standards for energy efficiency.

'Heim Suite Kawasaki Kojima Shinden' is set to begin sales in March 2025, while 'Heim Suite Shin-Sayama,' as the first 'ZEH-M Oriented' structure in the series, will be completed in February 2025 with sales to commence in late April.

1. Smart Living: Utilizing IoT to Enhance Daily Comfort
The 'Heim Suite' series will feature a resident-exclusive app named 'NiSUMU.' This innovative app will facilitate town management, improve security, and provide lifestyle services, fostering a community spirit while keeping up with evolving demands.

Through 'NiSUMU,' residents can book shared facilities and manage entry to reserved spaces, linking seamlessly with the 'Plus SUITE Concierge' app. Through both tablet devices and digital signage installed throughout the premises, important information such as reservation statuses and community announcements can be quickly accessed.

Additionally, residents will enjoy a cost-effective car-sharing service through the 'TOYOTA SHARE' program, enhancing their mobility options within the community. 'Heim Suite Shin-Sayama' also plans a nearby multi-use development, integrating various mobility services efficiently.

2. Disaster Resilience: Advanced Infrastructure for Safety
The 'Heim Suite' projects will incorporate sophisticated technologies from the Sekisui Chemical Group that ensure safety during disasters. For instance, they will employ a unique seismic-resistant polyethylene water supply pipe, 'Esuro Hyper AW,' which adjusts to earthquake movements and minimizes the risk of water outages.

Fire safety will be bolstered using heat insulation materials like 'Fiblock' to prevent flames from spreading during emergencies. The shared electric power system, supported by solar energy and battery storage, will ensure electricity access during outages. An innovative backup method utilizes hybrid vehicles within the community as emergency power sources, capable of supplying electricity for up to five days under ideal conditions.

The projects will also include a disaster-prepared water reservoir system that activates during seismic events to ensure a steady supply of drinking water.

3. Environmentally Friendly Standards: Meeting ZEH-M Oriented Criteria
Both projects will meet the 'ZEH-M Oriented' criteria, balancing comfort with energy efficiency. The buildings will feature advanced insulation and high-efficiency appliances, achieving a reduction in primary energy consumption by over 20%.

'Heim Suite Shin-Sayama' will be completed as the first 'ZEH-M Oriented' project in February 2025, with 'Heim Suite Kawasaki Kojima Shinden' following in February 2026. These efforts represent Sekisui's commitment to providing living spaces that are kind to both their residents and the planet.
