In a groundbreaking initiative, Teikoku Real Estate Co., Ltd. has leveraged the vast analysis capabilities of TOPPAN to redefine urban living in the Kuramae area of Tokyo. This collaboration culminated in the completion of a renovated unit at the Belleviage Kuramae residence, driven by a thorough investigation into lifestyle preferences and design trends among current and potential residents.
Understanding the Shift in Rental Housing Values
The past few years have witnessed a significant change in the rental housing market, with an increase in individuals valuing their living spaces based on personal lifestyle choices and values rather than merely traditional layouts or amenities. With this transformation in mind, Teikoku Real Estate has been committed to integrating data-driven design into their rebranding efforts, utilizing insights derived from resident data and internal expertise.
In this recent project, the goal was enhanced further by incorporating external research and analysis, allowing for a more comprehensive understanding of the target demographics.
Comprehensive Research for Targeted Design
TOPPAN's C-lab provided key research services during this approximately six-month analysis phase. The study examined the preferences of over 26,000 participants, employing both quantitative and qualitative surveys, as well as social media assessments and historical trend analyses in housing and interior design.
The resulting insights allowed Teikoku to categorize resident values into four distinct types, leading to the identification of two specific personas ideal for the Kuramae area:

- - Refined Duo
With these personas, the design team established an interior concept known as "Urban Heritage", strategically blending urban sophistication with elements of history and tradition.

Outcomes of the Research and Analysis
The results of the analysis clearly indicated that prospective residents in Kuramae prefer a design approach that prioritizes both simplicity and functionality, with trends leaning towards:

Additionally, survey results indicated a preference for lighter tones in water areas, which guided decisions in interior finishes and overall design.
Moreover, establishing explicit stylistic guidelines based on solid data allow for smooth decision-making, ensuring that design considerations meet the expressed needs of potential residents.
Features of the Completed Unit
The newly completed unit, designed under the Urban Heritage concept, emphasizes texture and tranquility. Notably, the living area is characterized by large glass doors that enhance visibility and light flow, creating a spacious atmosphere even within compact dimensions. Natural light has been thoughtfully incorporated into hallways and entries, enhancing brightness throughout the unit.
