Civitas Capital Secures $104 Million for New Multifamily Development in Vail Valley
Civitas Capital Secures Substantial Financing for Multifamily Project in Vail Valley
Civitas Capital Group, known for its strategic investments in real estate development, recently finalized a major financing deal, securing a $104 million senior construction loan for The Summit. This ambitious project, with 164 residential units, is set to rise in the heart of downtown Avon, Colorado, further addressing the growing demand for housing in Eagle County, a recognized hub for both its scenic views and tourism.
A Forward-Thinking Development
The Summit is not just another multifamily community; it is strategically situated in a Targeted Employment Area (TEA) under the EB-5 program. This designation allows EB-5 investors to access lower investment thresholds, prioritizing their applications and streamlining their immigration process. With the competitive market for real estate in this region, the project aims to deliver 144 market-rate units along with 20 affordable housing units, acknowledging the pressing need for housing solutions for the local workforce.
The project occupies a prime 1.5-acre site at 130 West Beaver Creek Boulevard, where it will feature a mix of amenities designed to attract modern residents. The development will include approximately 5,000 square feet of commercial space, a fitness center, outdoor courtyards, dedicated ski and gear storage, and even an underground heated parking garage, all within walking distance of the Riverfront Express gondola.
Community Support and Local Engagement
Avon's Town Council has demonstrated strong support for The Summit, pledging up to $11.84 million in public financing. This investment reflects the local government’s commitment to solving the housing shortage issues faced by residents and businesses alike. Jeff Kiser, Managing Director and Head of EB-5 Investor Relations at Civitas, emphasized the importance of this project, stating, “Eagle County has an acknowledged housing shortage, and rental apartments here have been effectively full for years.”
Collaboration and Quality Construction
The development is being constructed by Grand Peaks Development, a third-generation real estate investment firm known for its substantial track record in the industry. With over 11,000 units managed and decades of collective expertise, Grand Peaks is committed to delivering not only high-quality market-rate units but also contributing to the affordable housing stock. Senior Associate Xavier Valero highlighted the unique aspects of this transaction: the combination of local commitment and Grand Peaks’ experience in multifamily development.
A Hub for Local Workforce
The Summit is also strategically positioned to cater to the needs of those who work in surrounding institutions, such as Vail Resorts, Eagle County Schools, and other regional employers, who are actively seeking housing solutions for their staff. The project is designed to be a vital component of Avon's community, ensuring that it meets the housing needs of the local workforce who contribute significantly to the area's economy.
Looking Forward
Construction for The Summit is set to begin in Q3 2026, following a series of formal approvals from the local government. Civitas and Grand Peaks are focused on creating a vibrant and community-centric atmosphere as they work on this ambitious project. This endeavor is expected to transform the landscape of Avon while fostering growth and sustainability in the region.
As Civitas Capital Group continues to champion projects that prioritize community needs, The Summit stands out as a beacon of innovative real estate development aimed at enhancing the quality of life for the residents of Avon and the broader Eagle County.
