Bluerock Value Exchange (BVEX) has made headlines with the announcement of the successful full subscription of its latest offering, the BR Diversified Industrial Portfolio IV DST (DIP IV), which has garnered an impressive $31.6 million in equity from various third-party investors. This achievement marks a significant addition to their portfolio, showcasing BVEX’s strong reputation in the domain of 1031 exchange and Delaware Statutory Trust (DST) investment programs.

For over two decades, Bluerock has established itself as a national leader in the sector, reporting an accumulated total of more than $2.7 billion through various past and ongoing 1031 exchange programs. Hoffman highlighted the potential that the industrial sector holds, asserting that it is poised for superior rental and net operating income (NOI) growth compared to other significant commercial real estate sectors. He cites long-term manufacturing and distribution trends as key drivers behind the increasing demand within this sector.

The DIP IV initiative aims to offer investors consistent monthly cash flow through long-term triple net leases, which could further lead to capital appreciation as market demands for industrial property are evidently on the rise. Notably, the current rents in this offering are on average 20% lower than prevailing market rates, providing significant room for future increases in both rent and NOI.

Post-investment options are also attractive, with the DST program granting investors a range of strategies for exiting, such as through a 721 exchange (UPREIT) or subsequent cash-out with 1031 exchange options.
