WareSpace, a prominent player in the micro-bay warehouse space industry, has made headlines with its latest expansion efforts amounting to $36.5 million in industrial acquisitions. This strategic move includes new properties in Miami Gardens, Florida, and South San Francisco, California, marking WareSpace's footprint in two highly competitive and supply-constrained markets, thus creating more than 210 flexible warehouse units tailored for small businesses.

The two new acquisitions will enhance WareSpace's national portfolio, which now comprises 34 facilities spanning over 3.2 million square feet. This expansion follows the company's recent $300 million capital infusion from Jadian Capital, positioning WareSpace for extensive growth across various U.S. markets.

Details of the Acquisitions


In Miami Gardens, the company has secured a 100,000-square-foot property located at 4900 NW 167th Street for $20.42 million. This site is expected to be converted into flexible warehouse units, catering to more than 125 businesses. Its advantageous location along one of Miami-Dade County's busiest commercial routes provides excellent access to major highways, making it an ideal hub for small business operations.

In South San Francisco, WareSpace acquired a 64,103-square-foot industrial property at 161 Starlite Street for $16.05 million. This facility will be transformed into over 85 flexible units for local businesses operating in one of the most constrained industrial markets in the country. It's important to note that the inventory for small-bay industrial spaces in this area has dwindled by about 5% over the last five years, with no new developments currently under construction.

Addressing Supply Dilemmas in Key Markets
