Construction of LogiSquare Tosu III Underway



CRE Co., Ltd. has officially announced the initiation of construction for the LogiSquare Tosu III logistics facility, with groundbreaking taking place on January 6, 2026. The new facility is located in the Kiyama area of Saga Prefecture and is aiming for completion in mid-April 2027.

Location Advantages



The site of LogiSquare Tosu III boasts exceptional accessibility, situated just 1.5 km from the Tosu Interchange on the Nagasaki Expressway. Its proximity to major expressway junctions allows for comprehensive coverage of both the Fukuoka urban area and the entire Kyushu region through an established logistics network. The surrounding area, where warehouses operate 24/7, lends itself to efficient logistics operations, further complemented by its location about 1.2 km from Ogori Station on the Amagase Railway and 1.3 km from Nishitetsu Ogori Station on the Nishitetsu Tenjin Omuta Line, providing excellent commuting options for workers.

Facility Overview



LogiSquare Tosu III is set to be a two-story logistics hub with a total floor area of 22,224.86 square meters (approximately 6,723.02 tsubo). The facility plans to include truck berths on the north and west sides, accommodating simultaneous access for 27 large vehicles. To ease drivers' workload, there will be waiting space for four large trucks and parking spaces for 81 passenger vehicles to enhance commuting convenience.

The warehouse specifications include metallic insulated sandwich panels for the exterior, a floor load capacity of 1.5 tons per square meter (compatible with 2.5-ton forklifts), and an effective height exceeding 5.5 meters with an average lighting intensity of 250 lux planned. Two cargo elevators and two vertical conveying machines are also slated for installation, with design provisions for potential tenant space division.

Future-Proofing and Environmental Considerations



With an eye towards future operations, the design allows for the addition of two vertical conveyers and three dock levelers, as well as the capability to install air conditioning units and expand office space to meet tenant needs. The facility aims to cater to diverse logistics requirements while maintaining high functionality and versatility.

As part of its commitment to sustainability, LogiSquare Tosu III will utilize LED lighting throughout, feature motion sensors, and incorporate water-saving sanitary equipment. The building will also pursue BELS ratings, CASBEE certification for new constructions, and aims to be ZEB ready. Plans include installation of solar panels through a solar energy provider, allowing it to harness and consume self-generated power.
