New Strategic Collaboration between Invalance and Unito
In a significant move in the hospitality sector,
Invalance Inc. and
Unito Inc. have officially announced a partnership agreement aimed at hotel operation, marking a pivotal step in their collaborative journey. Invalance, under the leadership of CEO Hiroki Motooka, is part of the Daito Kentaku Group, while Unito, led by Yutaro Kondo, focuses on hotel planning, development, and operations.
This partnership aligns with a previously established strategic business alliance between Daito Kentaku and Unito made in March 2024. The upcoming initiatives represent the first tangible projects arising from this partnership, focusing on the launch of a new hotel brand called
HOTEL LUXUDEAR RESIDENCE. The initial plan entails securing lease agreements for three properties – two located in Fukuoka and one in Asakusa – with operations expected to commence in the spring of 2027.
Rising Demand for Longer Stays
The driving force behind this collaboration is the growing demand for extended stays, driven by an increase in inbound tourism and government initiatives promoting multi-regional residential arrangements. The
HOTEL LUXUDEAR RESIDENCE brand aims to cater primarily to families and long-stay guests, offering accommodations that contrast sharply with traditional business hotels. Each room will be furnished with essential amenities such as kitchens and appliances, ensuring a home-like experience for visitors.
Moreover, the hotels will prioritize sustainability in their construction methods, utilizing
Cross Laminated Timber (CLT) as part of their design and building practices. This choice aims to achieve a balance between creating a sophisticated, warm, and welcoming atmosphere while also implementing eco-friendly building materials.
Future Expansion Plans
Following the launch of these initial three properties, Invalance and Unito plan an ambitious expansion mapped out for the next several years. The intent is to establish an additional four properties in designated cities across Hokkaido, Kinki, and the Chugoku region by 2028, ultimately totaling ten establishments and approximately 600 rooms nationwide.
Daito Kentaku Group frames this initiative as a key component of its long-term vision to strengthen real estate development efforts. Their approach seeks to establish a next-generation model for property utilization, reflecting a robust commitment to advancing the industry.
This strategic partnership not only signals a new era for Invalance and Unito but also aims at redefining the experience for guests seeking long-term accommodations, blending comfort with sustainability.
