Newmark Secures $369 Million Fannie Mae Financing for Affordable Housing in Florida

Newmark Secures Significant Financing for Affordable Housing

In a noteworthy move within the commercial real estate sector, Newmark Group, Inc. (Nasdaq: NMRK) has successfully facilitated a substantial $369 million credit facility through Fannie Mae, aimed at enhancing the long-term viability of an affordable housing portfolio comprised of 11 properties located throughout Florida. This announcement, made on October 19, 2026, underscores Newmark's prominent role as a commercial real estate advisor and service provider, particularly to institutional investors and corporate clients.

Financing Breakdown

The financing arrangement consists of two components: a fixed-rate draw of $221.4 million and a floating-rate draw amounting to $147.6 million, structured as an interest-only facility under the auspices of Fannie Mae. Newmark’s Vice Chairman and Head of Affordable Housing Debt Structured Finance, Evan Williams, spearheaded this financing initiative, with the capable assistance of Senior Managing Director Ian McIntire, Director Seante Vang, and Analyst Nicole Phillips.

Williams commented on the significance of this successful transaction, noting that it reflects not only the robust relationship between Newmark, April Housing, and Fannie Mae, but also the company’s adeptness in maneuvering through the intricacies of affordable housing financing, particularly under tight deadlines. Williams said, "Through a highly coordinated effort, we delivered a customized structure that supported proceeds, addressed extensive regulatory requirements, and helped position these communities for long-term affordability."

Complexity and Tactics

The financing deal was not without its challenges. It involved a comprehensive review of 24 separate regulatory agreements across the eleven properties, requiring a quick turnaround from the application phase to closing. Notably, the introduction of a buydown on the fixed-rate portion of the facility was a strategic move that enabled maximized proceeds, aligning with the overall financing strategy. Newmark’s Affordable Housing Debt Structured Finance and Capital Markets teams are integral parts of the company's Investor Solutions services, a testament to their expertise.

Naveen Agrawal, Senior Vice President of Capital Markets at April Housing, expressed his gratitude towards Newmark's efforts, emphasizing that this financing arrangement enables April Housing to maintain affordability in its communities. He stated, "By financing with a best-in-class credit facility from the Fannie Mae and Newmark teams, April Housing can ensure long-term affordability at these communities."
