Background of the Redevelopment
Originally completed in 1979, the Toronomon KT Building includes a mixed-use structure composed of 24 residential units and a commercial office space. Located just one minute from the Kamiyacho Station on the Tokyo Metro Hibiya Line, the building consists of ten floors. However, a seismic evaluation conducted in 2013 indicated a high risk of collapse, prompting a serious reconsideration of the building's future.
As the structure began to show signs of deterioration, including issues of roof leaks and aging water supply and drainage systems, the financial strain of maintaining the building through reserve fund insufficiencies made large-scale renovations and costly seismic reinforcements challenging. Given these complexities, a decision was made in December 2024 to move forward with a redevelopment plan through a comprehensive decision made during a general meeting of all stakeholders. Thus, the condominium redevelopment union was officially formed.
Unique Aspects of This Project
Due to the limited and irregular dimensions of the property, formulating a construction plan that aligns with current regulations was becoming increasingly difficult and costly, making consensus among interested parties hard to achieve. As a solution, the stakeholders explored the option of a joint redevelopment, incorporating adjacent land into the project. This strategic decision significantly improved both the design feasibility and economic viability of the new construction, which ultimately garnered agreement from both the current property owners and those of the neighboring land.
