Daiwa House Industrial Launches GWES for Logistics Tenants
In a significant move towards modernizing logistics operations, Daiwa House Industry Co., Ltd., headquartered in Osaka, along with its group company, Daiwa House Property Management Co., Ltd., is starting to offer the GROUND Warehouse Execution System (GWES), developed by GROUND Inc., to its logistics facility tenants. This launch will take place on November 26, 2025, under a special subscription plan designed for DPL and DPI tenants, eliminating the need for initial investment.
Background
The logistics industry has faced increasing complexity concerning workforce deployment, inventory management, and delivery arrangements. Although companies recognize the need for operational optimization and digital integration, the high cost of initial investments often discourages them from adopting advanced systems. To address these challenges, the collaboration among Daiwa House, Daiwa House Property Management, and GROUND aims to boost the value of logistics facilities by offering a new subscription-based service.
Overview of the Special Plan for DPL and DPI
GWES is an operating system custom-developed for logistics facilities by GROUND. This innovative system aims to enhance operational efficiency by providing real-time visualizations of progress, productivity, and inventory data within logistics facilities. By centralizing data management, GWES enables the automation and optimization of warehouse operations. Furthermore, the integration of AI and mathematical optimization techniques allows for real-time planning of workforce allocation, inventory placement, and workflow optimization, reducing reliance on individual judgment and promoting productivity gains.
The newly introduced DPL and DPI special plan targets tenants residing in logistics facilities managed by Daiwa House across Japan. This plan allows tenants to adopt GWES without upfront investments or licensing purchases. Contractors sign usage agreements with Daiwa House Property Management, allowing them to access the GWES service by paying a monthly subscription fee based on the size of the facility.
An additional advantage of GWES being a cloud service is its ability to enable tenants managing multiple DPL and DPI locations to consolidate information seamlessly. This feature allows headquarters to monitor conditions across various sites, streamlining operations and enhancing efficiency for tenants operating in multiple facilities.
Features of the DPL and DPI Special Plan
1.
Integration with Existing Systems: GWES can seamlessly connect with existing Warehouse Management Systems (WMS) and Warehouse Control Systems (WCS), eliminating the need for costly system replacements. Our specialized staff will provide tailored implementation and operational support based on tenant requirements.
2.
Simple Pricing Models: We offer two pricing plans: the “Visualization Plan” at 150 yen per tsubo per month and the “Visualization + Optimization Plan” at 200 yen per tsubo per month, enabling clear budget management.
3.
Streamlined Billing: Payments for GWES will be consolidated into the rent invoice, avoiding additional contracts and account setup procedures with GROUND, facilitating a rapid adoption process.
Future Development
As the demand for logistics facilities diversifies, Daiwa House aims to realize next-generation logistics facilities. This service reflects that commitment by providing innovative technology-driven solutions that add value for tenants in DPL and DPI facilities. We are dedicated to promoting digital transformation (DX) within logistics facilities and supporting companies in their efforts to modernize operations and improve workplace strategies.
Comment from Masatoshi Sarashina, Senior Executive Officer at Daiwa House:
"The increasing complexity of logistics operations coupled with labor shortages underscores the growing need for digitization and visibility. AI technology is essential for overcoming logistic challenges; thus, it is crucial to focus not only on providing facilities but also on transformational services. By collaborating with GROUND to offer GWES as a no-initial-investment monthly subscription, we are making significant strides in accelerating logistics DX. Our goal is to create an environment where tenants can flexibly and efficiently manage logistics operations while enhancing facility value and ensuring sustainable growth."
Comment from Hiroyuki Miyata, CEO of GROUND:
"We are honored to partner with Daiwa House, a leader in the logistics sector, in implementing our AI and robotics technology. The DPL and DPI special plan addresses the significant hurdle of initial investment that has hindered logistics DX. By merging our cutting-edge GWES system with Daiwa House’s high-quality logistics facilities, we are confident that we can achieve unprecedented productivity and efficiency levels. We'll continue to leverage our strengths and tackle the challenges faced in Japan's logistics industry, ultimately creating new value for society."
