The investment not only aims to deliver consistent monthly cash flow through long-term triple net leases but also provides possibilities for capital appreciation. With current rental prices sitting approximately 20% below market rates, there's substantial room for future growth in both rent and net operating income (NOI). The strategic positioning of the properties, combined with heightened demand for industrial assets, has created a favorable environment for performance enhancement.
