Wafra Expands Market Presence with Acquisition in Indiana
Wafra Inc., a prominent alternative investment firm based in New York, has made headlines with its recent acquisition of a significant industrial portfolio located in Brownsburg, Indiana. This strategic move adds a further three buildings to their growing logistics assets, totaling an impressive 899,080 square feet.
Details of the Acquisition
The Brownsburg Logistics Park Portfolio is being acquired from a collaboration involving Scannell Properties, a well-known real estate developer from Indianapolis, along with Manulife Investment Management, part of Manulife Wealth & Asset Management. The portfolio was completed recently, in 2022 and 2023, showcasing a modern infrastructure that comprises three substantial buildings, all of which are currently occupied by seven diverse tenants from various industries.
One of the key advantages of this portfolio is its prime location. The buildings enjoy direct access to Interstate 74 and are situated just approximately 12 miles away from the Indianapolis International Airport. This proximity ensures seamless connectivity for logistics and distribution activities, a critical factor contributing to the growing efficiency of the industrial market in Indianapolis.
According to research conducted by CBRE, the market has witnessed an impressive net absorption of 4.9 million square feet in the first quarter of 2026 alone. This surge indicates a robust demand for industrial spaces in the region, further validating Wafra’s decision to penetrate this burgeoning market.
Insights from Wafra's Leadership
Reflecting on this acquisition, David Hamm, Senior Managing Director and Head of Traditional Real Estate at Wafra, shared his enthusiasm for the Indianapolis market. He emphasized the quality of the logistics assets being added to their existing holdings. Hamm noted, "As the Indianapolis market continues to firm up, we are excited to add another high-quality portfolio of logistics assets to our existing holdings in the region."
This sentiment signifies Wafra's commitment not only to expand its portfolio but also to enhance the overall quality and efficiency of its investments in prime logistical locations.
