Simon® Increases Full Year Guidance and Announces Robust Q3 Results

In a significant reveal for investors and stakeholders, Simon®, the renowned real estate investment trust recognized for its ownership of top-tier shopping, dining, and entertainment destinations, announced its third-quarter results for 2026. Reporting on November 5, 2026, Simon's CEO, Eli Simon, expressed pride over the quarter's performance, highlighting sustained leasing momentum, increased rents and occupancy rates, as well as continuous growth in shopper traffic for the third consecutive quarter.

Financial Performance

The results underscore a solid financial foundation, with Simon reporting a net income attributable to common stockholders of $499 million, translating to $1.54 per diluted share. This marks a decrease compared to Q3 2025, which recorded $606 million or $1.86 per diluted share. The current quarter's net income includes a notable adjustment, with non-cash after-tax losses totaling $99.6 million due to adjustments in the Klépierre exchangeable bonds and a revaluation of an equity security held by one of Simon's Other Platform Investments.

In terms of Real Estate FFO (Funds from Operations), Simon achieved $1.277 billion, or $3.37 per diluted share, reflecting a 4.7% increase from the previous year. Meanwhile, the overall FFO for the quarter was $1.172 billion, or $3.09 per diluted share, a slight decline from last year’s $1.228 billion or $3.25 per share, impacted by those aforementioned non-cash losses.

Growth Metrics

Simon noted impressive operational metrics this quarter, with domestic property Net Operating Income (NOI) increasing by 6.6% and portfolio NOI rising 6.7% compared to last year's figures. Focusing on the larger picture, across the first nine months of 2026, net income attributable to common stockholders totaled $1.462 billion or $4.51 per diluted share, down from $1.576 billion or $4.83 per share last year.

Despite these fluctuations in net income and diluted earnings per share, Simon's leadership is optimistic about the outlook, increasing their guidance for the year. For the full year 2026, Simon estimates Real Estate FFO per diluted share now ranges between $13.30 and $13.40, up by $0.10 from prior estimates.

Retailer sales per square foot also jumped impressively by 14.8% year-over-year, now sitting at $852.

Dividend and Share Repurchase Initiatives

Reflecting its commitment to returning value to shareholders, Simon's Board has declared a quarterly dividend of $2.30, representing a 4.5% increase year-over-year. This dividend will be paid on December 31, 2026, to shareholders listed as of December 10, 2026. Additionally, during this quarter, Simon repurchased over 1.1 million shares at an average price of $207.98, indicating further investment in its equity.

Capital Markets Engagement

The management remains buoyant in the face of economic challenges, reaffirming a strategic commitment to adapt to current market dynamics. Anticipating further variations in consumer behavior, Simon is focused on enhancing customer experiences across its portfolio and ensuring its properties remain competitive in the evolving retail landscape.
