DLC Successfully Transforms and Sells Randhurst Village Shopping Center in IL
DLC Developments: A New Chapter for Randhurst Village
DLC Management Corp., a prominent leader in the ownership and operation of open-air shopping centers, has taken a significant step by selling the renowned Randhurst Village located in Mount Prospect, Illinois. Acquired back in 2016, the shopping center underwent a transformative journey under DLC’s stewardship, focusing on revitalization through strategic leasing and redevelopment.
The centerpiece of DLC's business approach included reimagining the property to enhance its market presence. The revitalized Randhurst Village is now anchored by well-known retailers such as Costco, Jewel-Osco, and The Home Depot, complemented by a diverse tenant mix that features TJ Maxx, HomeGoods, AMC Theaters, Planet Fitness, Old Navy, Michaels, DSW, and PetSmart. This diverse array of retailers not only reinforces its competitive edge but also re-establishes Randhurst Village as a vital shopping destination in the community.
One of the landmark projects involved the significant update of the former Carson Pirie Scott space, transitioning it into a dynamic area featuring HomeGoods and Macy's. This move replaced an underperforming concept with two nationally recognized brands, indicative of DLC’s commitment to improve the overall retail offerings at the center. Moreover, the former Bed Bath & Beyond space has been transformed with the addition of exciting retailers like Skechers, which recently opened, and Nike, expected to enhance the shopping fervor with its upcoming launch.
DLC did not stop at mere retail adjustments; they also positioned Randhurst Village as an emerging epicenter for dining by introducing several leading restaurants to the area. This transition was crucial in expanding the center's appeal beyond just shopping, inviting local residents to enjoy a vibrant food scene.
The organization spearheaded numerous development projects, employing its architectural and construction resources through its affiliates—NWS Architects and Renovo Construction. This collaborative approach has enabled the rapid and effective execution of complex developments, efficiently meeting the evolving needs of retailers while ensuring superior quality in execution.
Adam Ifshin, the Founder and CEO of DLC, underscored the proactive vision that drove this transformation: "Upon acquiring Randhurst Village, we recognized a chance to significantly enhance its value via active management. Our team addressed major vacancies, reinvented outdated spaces, and curated a compelling mix of new retailers and restaurants. This sale reflects the successful culmination of our strategic vision and underscores what can be achieved when valuable real estate is paired with a dedicated owner-operator mindset.”
Chris Ressa, Executive Vice President and Chief Operating Officer, highlighted the successful execution of their plans, asserting, “We tackled two major department store vacancies, improved the tenant mix, and reinstated Randhurst as a premier spot for shopping and dining. Our collaborative efforts in leasing, development, and construction were crucial in overcoming challenges and ensuring the center’s success."
The transaction was facilitated through Newmark’s Retail Capital Markets team, with representatives including Conor Lalor, Keely Polczynski, and Brian Schneiderman playing pivotal roles in the sale.
In summary, with more than $4 billion in assets and a portfolio comprising over 90 properties, DLC Management Corp. has consistently demonstrated its proficiency in enhancing real estate value through direct involvement in management and operations. This sale marks a significant milestone, not just for DLC but also for the local community, which will continue to benefit from the evolving retail landscape at Randhurst Village.
