The Sports Boulevard Development Company has announced its collaboration with Rikaz Properties to launch a new real estate investment fund aimed at developing a luxurious five-star hotel in the heart of Riyadh. Valued at over $186 million, this fund marks the third initiative of its kind from Sports Boulevard and represents a significant investment in the hospitality landscape of the city.

Urban Wadi: A Vision for Modern Living

The luxury hotel will be strategically located in Urban Wadi, part of the extensive Sports Boulevard project that spans an impressive 135 kilometers across Riyadh. This ambitious development aims to blend sports, culture, and leisure facilities to promote healthy lifestyles and enhance the city’s connectivity.

Urban Wadi is designed as a mixed-use destination, perfectly integrating sporting, natural, entertainment, and community experiences into a single cohesive space. In line with the Sports Boulevard Code, the development will draw on the architectural heritage of Riyadh while introducing contemporary urban design elements, ensuring a unique and culturally rich environment.

Partners Committed to Growth

Rikaz Properties will take on the role of both developer and investor in this project, while Al Jazira Capital will function as the fund manager. Together, they are committed to fostering economic growth through this luxury hotel initiative, expanding Urban Wadi's offerings to enhance the local lifestyle and tourism sector.

The hotel itself will cover a substantial area of 13,500 square meters, with a gross floor space of approximately 34,400 square meters. This ambitious undertaking not only caters to visitors and tourists but also aims to improve the hospitality options available to residents in Riyadh.

This new investment follows the success of two previous funds, which have collectively amassed over $1.6 billion. The project’s initial phase opened in February 2025, introducing key destinations including Wadi Hanifah, the Promenade, and various sports facilities, attracting millions of visitors and setting the stage for further developments.

The ongoing advancements in the Sports Boulevard project are designed to incorporate ample green spaces, making it conducive to outdoor activities. The project features over 4.4 million square meters designated for greenery and up to 50 sports facilities, along with artistic landmarks scattered throughout.
