New Jersey Community Capital (NJCC), a prominent community development financial institution, recently made headlines with a significant investment aimed at preserving affordable housing in Washington D.C. The institution announced a closing of a $3.5 million preferred equity investment targeted at The Luzon and The Van Buren, which together represent 118 units of naturally occurring workforce housing located in the Brightwood neighborhood of Northwest Washington, D.C. This strategic investment reflects NJCC's commitment to tackling supply constraints in the housing market, particularly in urban areas where affordable homes are becoming increasingly scarce.

Details of the Investment



The portfolio, which consists of two midrise properties located at 6600 Luzon Avenue NW and 6505 14th Street NW, encompasses a total of 115,250 square feet of rentable space. Originally built in 1942 and 1955, these properties feature a combination of studio and three-bedroom units designed to meet the needs of local residents. The Brightwood/16th Street Heights area, characterized by its unique blend of mid-century and pre-war architecture, is situated adjacent to the expansive Rock Creek Park, covering 1,700 acres, thus providing residents with a blend of urban and natural settings.

This investment is notable not only for its financial scale but also for its strategic alignment with local community needs. Through this endeavor, NJCC ensures that the existing rental units remain under the District's rent control protections, which helps maintain affordability for the local workforce. By reducing the rent burden on residents, NJCC aims to create a more stable living environment in a market where affordable options are dwindling.

Working in collaboration with Capitol Rock Partners, a vertically integrated real estate platform based in Washington D.C., NJCC aims to foster long-term stability for these properties. Senior financing was provided by Hingham Institution for Savings.
