The Nickel Hotel: A Beacon of Modern Charleston
In a remarkable achievement, Capital Square's
The Nickel Hotel has been honored with the
2026 CoStar Impact Award for Commercial Development of the Year in Charleston, South Carolina. This prestigious recognition highlights the hotel’s innovative design and its substantial positive influence on the community.
A Vision Realized in Charleston
Capital Square, known for its leadership in tax-advantaged real estate investments, developed The Nickel Hotel with a specific vision: to create a unique hospitality experience that mirrors Charleston’s rich historical fabric.
Louis Rogers, the founder and co-CEO of Capital Square, expressed excitement about the award, stating, "The Nickel Hotel reflects our commitment to delivering distinctive, experience-driven development in high-demand markets like Charleston." This project is not only about aesthetics; it encapsulates the essence of Charleston, often referred to as
the Holy City, showcasing the city's ornate ironwork and architectural charm throughout its design.
Unveiling the Hotel's Features
Completed in the spring of
2025, The Nickel Hotel offers 50 thoughtfully designed units, including two luxurious penthouse suites. Each room features full-size kitchens, custom wood vanities, and stunning marble countertops, enhancing the guest experience with comfort and style. Guests can also enjoy in-unit washer and dryer facilities. Some rooms boast
arched, floor-to-ceiling windows, while others have private balconies that invite the Charleston breeze and offer picturesque views of the vibrant city.
The hotel’s amenities extend beyond the guest rooms; it features a lush interior courtyard, a private guest lounge, and the rooftop bar and lounge known as
Rosemary Rose. Additionally, the hotel hosts
retail space on its ground floor, leased to
Greyson Clothiers, a premier lifestyle apparel brand, further integrating the hotel into the local community.
Economic Impact and Job Creation
The Nickel Hotel’s development was funded through Capital Square's
CSRA Opportunity Zone Fund IV, LLC, and the collaborative efforts of
Method Co., the project’s co-developer and operator. Designed to comply with opportunity zone legislation, the hotel has already made notable economic contributions. The construction phase supported approximately
250 jobs annually and resulted in an impressive
$1.6 million in tax revenue each year. Starting from its opening in 2025, The Nickel Hotel is projected to add
$1.9 million to the local GDP and generate
$1.2 million in annual labor income.
This new boutique hotel has emerged as a vital addition to Charleston's urban landscape, promoting continued growth and transformation within the city’s cultural core.
