Overview of the Tsukiji 2 Chome District Redevelopment
In a significant step toward urban renewal, Nippon Steel Kowa Real Estate Co., Ltd. and NTT Urban Development Corporation have received approval for their rights conversion plan from the Tokyo Governor on July 29, 2026. This project, officially known as the Tsukiji 2 Chome District Redevelopment Project, is positioned in a prime area adjacent to the historic Tsukiji Honganji Temple and the Kyobashi Tsukiji Elementary School. The site, spanning approximately 0.6 hectares, is located right next to the Tokyo Metro Hibiya Line's Tsukiji station, marking it as a pivotal urban development initiative.
The Tsukiji area boasts a vibrant history tied to Japan's culinary culture, particularly known for its former market, which attracted both local and international visitors. This redevelopment is expected to further enhance both economic and social dynamism, creating a space that fosters community interaction and tourism.
Project Features
Office and Commercial Facilities
The redevelopment aims to create a new identity for Tsukiji by establishing office and commercial spaces that meet diverse needs. The new offices will feature column-free floor areas of approximately 590 tsubo (about 1,948 square meters), offering high-standard work environments to encourage business growth. The commercial facilities will be strategically placed along the pedestrian network connecting Tsukiji Station and Heisei Street, adding vibrancy and activity to the local area.
Public Amenities
Enhancing the Tsukiji area will also involve the creation of public facilities that start from Tsukiji Station, facilitating diverse interactions among workers, residents, and visitors. There will be direct access between the subway entrances and the buildings, along with the establishment of a community plaza that was previously missing at Tsukiji Station. Improvements to local roads, including the undergrounding of utility wires and new sidewalks, will contribute to a comprehensive pedestrian network that promotes ease of movement and accessibility.
The project also plans to introduce green spaces along pedestrian routes, creating a comfortable and pleasant public environment, which can serve as a gathering place for community activities and emergency shelter during crises.
