Nippon Steel Kowa Real Estate Co., Ltd., headquartered in Minato Ward, Tokyo, has recently launched a revolutionary brand called '01-LabFactory', focusing on rental spaces for R&D and manufacturing facilities. The first facility, named '01-LabFactory Kawasaki Nishiguchi', officially opened its doors on November 1, 2023, located on the third floor of the Kowa Kawasaki Nishiguchi Building, which the company operates.

In response to changing business environments that demand innovative research and development capabilities, as well as the acquisition of high-level talent, there has been an increasing demand for new facility types. To meet this societal need, Nippon Steel Kowa Real Estate is committed to developing and operating dedicated rental R&D and factory spaces under the '01-LabFactory' brand.
The essence of '01-LabFactory' embodies the desire to create new value through the introduction of products and services that do not yet exist in the market. The number '0' signifies a state of nothingness or potential, while '1' represents the creative and innovative ideas that can emerge from it.
The '01-LabFactory' aims to be a hub where various research fields, technologies, and talents converge in a 'Laboratory' and 'Factory'. The goal is to iteratively generate innovations from scratch, moving from 0 to 1, and further expanding these ideas into larger concepts. The First Facility: '01-LabFactory Kawasaki Nishiguchi'
The inaugural facility, '01-LabFactory Kawasaki Nishiguchi', is strategically located in Kawasaki, a city known for its industrial history and excellent transportation links. The facility has undergone conversion construction to include wet lab specifications compliant with Bio-safety Level 2 standards, making it suitable for a range of research activities.
The facility includes private meeting rooms and lounges exclusively for tenants. Each rental unit is designed to accommodate local exhaust systems and utilities, offering flexibility to meet the diverse needs of companies with a total of up to 15 units ranging in size from 72㎡ to 881㎡.
In addition to the rental spaces, the building provides a workplace cafeteria, shared lounge at the office entrance, and outdoor green spaces, collectively creating a comfortable research environment.
Looking ahead, a second facility is planned for development in Takatsu Ward of Kawasaki, with an anticipated completion date in spring 2028. This large-scale project aims to span approximately 121,600 square meters and integrate logistics facilities, catering to various needs for research, development, manufacturing, and production activities.
