Merritt Properties Makes Historic Acquisition of Center Point Business Park



Merritt Properties recently announced the acquisition of Center Point Business Park, an expansive 11-building, 537,800-square-foot light industrial park situated in Jacksonville's Butler Corridor. This deal not only marks Merritt's largest acquisition to date but also nearly doubles its existing property portfolio in the Jacksonville area.

Strategic Importance of the Acquisition



The significance of this acquisition can't be overstated. It represents a pivotal moment in Merritt Properties' growth strategy, particularly following a substantial $750 million investment led by Centerbridge Partners aimed at bolstering the company's expansion efforts. As Bobby Lanigan, president of Merritt Properties, stated, "This acquisition is a defining moment for our company. It reflects our commitment to strengthening and diversifying our portfolio in strategic markets."

With this new addition, Merritt's footprint in Jacksonville now spans approximately 1.13 million square feet across five different business parks, which also include Imeson Landing Business Park, Merritt at Gate Parkway, Magnolia Park, and Beach Commerce Center.

Features of Center Point Business Park



The Center Point Business Park boasts an advantageous location at 4801-6631 Executive Park Court, just 1.2 miles from Interstate 95 and half a mile from the Florida East Coast Railway, providing essential last-mile connectivity. Currently, the park is 99% leased, housing 35 tenants from a variety of industries, which underscores its appeal and versatility.

Features of the property include clear heights ranging from 18 to 22 feet, rear-load configurations, dock-high loading facilities in most suites, and strong concrete tilt-wall construction. Additionally, it has 107 dock doors and a spacious 1,005 parking spaces, with the average tenant occupying about 15,100 square feet of space.

Future Development Plans



Beyond its recent acquisition, Merritt Properties also owns land at Imeson Landing Business Park and Oakleaf Commerce Center, where there are plans for future light industrial developments. These projects are anticipated to add approximately 269,400 square feet of additional space, further solidifying Merritt's presence in Northeast Florida.

The acquisition of Center Point Business Park from Plymouth REIT was facilitated by real estate experts Royce Rose and Justin Rabin of CBRE National Partners who represented the seller during this significant transaction. Merritt's legal counsel was provided by Gunster, with Spencer Cummings and Cassidy Bergstrom leading the representation.
