Some companies stated that they impose additional conditions during lease renewals to prepare for any future needs related to aging residents.

3. Concerns over Loneliness: When asked about the most significant issues concerning single elderly tenants, 84% of the management companies pointed to the risk of 'lonely deaths.' Other related issues included property accidents and the disposition of leftover belongings after a tenant's passing. This highlights not only the practical challenges of managing elderly renters but also the emotional and social implications.

4. Understanding of Monitoring Services: A striking 90.1% of property management firms acknowledged the existence of monitoring services for seniors. However, only 19.5% confirmed that they currently implement such services, while 39.3% have considered them. This gap points to an underutilization of available resources aimed at helping senior residents feel secure and supported.

5. Desire for Support Services: A notable 49.1% of companies expressed openness to implementing monitoring services and death insurance for seniors, contingent on certain conditions being met. Many cited negotiations with property owners about costs as a significant barrier to such initiatives.

Surveying respondents over the age of 60 provided additional insights:

1. Experience of Rejection: About 10.7% of seniors reported having been denied housing applications. Common reasons included difficulties in securing a guarantor and age-related concerns, illustrating the hurdles seniors must navigate in the rental market.

2. Health Concerns: Health issues remain the primary concern for seniors, with many fearing a deterioration in their health and increased medical visits. Financial uncertainties, such as rising living costs and rent, as well as worries about future housing stability were also prominent.

3. Reluctance to Move: Almost half (48.6%) of seniors expressed a reluctance to relocate to rental housing, primarily due to the financial burden associated with moving. Additionally, emotional attachments to their current homes and the complexity of downsizing contribute to this hesitancy.
